Rental Criteria
As a housing provider committed to equal opportunity, Shore 2 Shore Property Management, LLC offers housing opportunities without regard to race, color, national origin, religion, sex, physical or mental disability, familial status, or any other classification protected by applicable federal, state, or local law. It's important to note that Shore 2 Shore Property Management, LLC serves as the management agent for numerous distinct property owners, and as a result, policies at each property may differ based on the individual preferences of the property owner.
Application Requirements
Every individual aged 18 years or older, including emancipated minors, must submit a completed application along with acceptable documentation of income, a copy of the applicant's identification, and payment of the $40 application fee. The $40 application fee is non-refundable. Completed applications will be processed and reviewed within 3 business days
Applicant Income Requirements
The combined gross income of all applicants must meet or exceed 3x the monthly rent amount.
Gross Income includes the following:
- Pay from non-temporary employment for any of the situations:
- The applicant has been employed for the past 6 months and there have been no gaps in employment for great than 30 days during that time.
- The applicant has been employed with their current employer for any length of time and has a credit score of at least 640.
- Pay from temporary employment if they have been working on the same assignment for the past 12 months and have not had a gap in employment for longer than 30 days during that time.
- Income from self-employment verified by the previous year’s tax return or 1099s showing proof of income.
- Child Support and/or Alimony if required by a court order and paid by the payor through the Friend of the Court.
- Social Security or Disability benefits
- Caretaker income paid by the State of Michigan
- Money received from a trust or pension
If the applicant is beginning new employment, the applicant must provide documentation that satisfies all of the following requirements:
- Include the start date of employment
- Include the applicant’s salary or hourly rate
- Include the expected number of hours worked per week
- Printed on company letterhead
- Signed by the applicant and employer
The applicant must provide proof of income for all sources of income where applicable including any or all of the following:
- Last 3 pay stubs from the current employer
- Previous year’s W2 tax forms
- Copy of the benefit letter if receiving any government benefits
- Bank statements showing direct deposits from employer and/or government benefits
- Payment history from the Friend of the Court if receiving child support and/or alimony
If the applicant(s) are unable to satisfy the requirements above, a co-signer may be used if the co-signer satisfies the following requirements:
- Co-signer has a credit score of at least 700, or;
- Co-signer has a gross income equal to at least 5x the monthly rent
Shore 2 Shore reserves the right to contact your current employer to verify employment and income during the application process.
Credit Check/Rental History
If all applicants, whose income is considered for the household qualification, possess a credit score of at least 640, the security deposit will be equivalent to one month's rent. In the event an applicant has a credit score below 640, the security deposit will be set at one and a half month's rent.
Applicants with a credit score below 500 will either face application denial or be required to secure a co-signer.
Applicants with a pending eviction case will not be accepted.
Applicants who have had a possession judgment against them will not be accepted, unless more than 10 years have elapsed, the eviction was due to foreclosure, or the judgment has been settled, and the applicant has a co-signer.
For any applicant with a credit score below 640, landlord references must be provided for previous rentals within the past 2 years.
A negative landlord reference will result in the denial of the application.
Criminal History
We do not accept applicants with a history of violent felonies or felonies involving fraud, unless more than 10 years have elapsed since the date of the conviction or the date of release from incarceration, whichever is later.
Applicants with any felony convictions will not be accepted unless more than 5 years have passed since the date of the conviction or the date of release from incarceration, whichever is later.
Applicants with pending felony charges will not be accepted.
Applicants with two or more non-driving misdemeanors within the past 5 years will not be accepted.
Pet Policy
Prior to submitting your application, please confirm whether the property of interest allows pets.
If the property permits pets, the following criteria and conditions will be applicable:
- Applicants are required to submit a non-refundable pet fee of $250 for each pet.
- An extra pet fee of $50/month/pet, will be mandated for all approved pets, and the maximum allowed is two pets per property.
- The following pets will not be accepted: Dobermans, Pit Bulls, Staffordshire Bull Terriers, Chows, Rottweilers, German Shepherds, snakes of any kind, or any animal or creature deemed "exotic" or a potential liability by Shore 2 Shore Property Management, LLC.
- Restricted pets extend beyond the listed categories. Birds, rabbits, or other smaller caged animals, as well as fish with tanks of 3 gallons or larger, are also considered pets and will be subject to all the aforementioned pet costs and evaluations.
State/City/Municipal/HUD Occupancy Codes
The occupancy limits for the property you are applying for depend on its location, and we are required to adhere to regulated guidelines. In the City of Grand Rapids, for instance, a single dwelling cannot be occupied by more than four unrelated adults. Please note that if you apply and your roommates/household exceed these occupancy limits, your application fees will not be refunded. It is the applicant's responsibility to ensure that their roommates/household comply with the occupancy codes set by the local/state/municipal authorities.
